Whether DHA Lahore Phase-9 file is a good investment ?
DHA Lahore Phase-9 1 kanal allocation file is being traded around 35 lacs in this hot year of 2013. May people are skeptical whether it is a good buy ?
Few months back DHA-9 file had almost same rate as Park view 1-kanal. Park view 10 marla & 1 kanal plot were adjusted in phase-7 where they will be developed along phase-7. While for some people the location may not be an attraction, the good thing it will be developed along phase-7 and people may not have to suffer very long.
Had these park view file been adjusted in phase-8, it would have been a long shot and no near future development was expected for park view file holders. in short the the people who preferred park view over phase-9 are in a way better position than phase-9 holders.
Many factors should be kept in sight before purchasing the phase-9 file: i would list them as under and people are welcome to post their views/points as well:
1. whether you are purchasing short term or long term ? For phase-9 short terms is 2-3 years & long term is 6-8 years (could be even more!)
2. Market property options available aroud 25-35 lacs.
Phase-7 offers lots of plots around 30-35, means onground plots (without development charges)
3. The burden over DHA to develop already balloted phases:
Phase-6 allocations file of 10 marla & 1 kanal
Phase-7 still incomplete and new blocks yet to be developed
Phase-7 allocation file & disputed files
Phase-5 extension recently balloted & yet to be developed
Phase-8 balloted long time ago & yet to be developed
It is clear that DHA is overburdened and have a long list to develop several other phases.
How one can expect DHA-9 to be balloted and developed?? In my honest opinion & keeping in view DHA history, phase-9 is not a good investment for 4-5 years even.
It is for the people to decided whether DHA-9 file price is unrealistic or not !!!!
