DHA Lahore Property Transfer Process (2025)
Applies to: Phase 1 to Phase 13, including Askari, DHA Raya, Prism, etc.

1. Seller & Buyer Agreement
- The seller and buyer finalize the deal (with or without an agent).
- Buyer verifies original allotment/transfer letter and dues clearance.

2. Apply for No-Dues Certificate (NDC)
- Seller applies for NDC at DHA Office (Main Office near DHA Phase 6).
- NDC confirms:
- No pending dues (development, utility, etc.)
- Plot/house is clear for transfer

📋 Required Documents:
- Copy of CNIC (seller)
- Plot allotment letter / title documents
- Paid utility bills (WASA, LESCO, etc.)

3. Prepare Transfer Documents
These are usually prepared by the agent or documentation expert.
Required Documents:
From Seller:
- Original Allotment/Transfer Letter
- 2 passport-size photos
- Copy of CNIC
- NOC/NDC
- Affidavit (on stamp paper)
- Paid taxes (Capital Gains Tax, etc.)
From Buyer:
- CNIC copy
- 2 passport-size photos
- Affidavit
- Membership form (if new member)
- Membership fee (around Rs. 10,000)

4. Pay DHA Transfer Fee + Government Taxes
These are paid before transfer day at DHA-designated banks.
Transfer Fees (2025 Approx.):
- Residential Plot Transfer Fee (1 Kanal): ~Rs. 75,000–85,000
- House Transfer Fee (1 Kanal): ~Rs. 120,000–150,000
- 5 Marla Plot: Rs. 30,000–40,000
- Commercial properties: Higher, varies by size
Government Taxes (buyer side):
- Stamp Duty: 3% of DC rate
- Advance Tax (Filer): 2% (Filer), 7% (Non-Filer)
- Capital Value Tax (CVT): 2%

5. Attend Transfer Appointment at DHA Office
- Both buyer & seller (or their authorized reps) visit DHA Transfer Branch on the appointed date
- Biometric verification is done
- Transfer is executed officially
📋 The buyer receives a new Transfer Letter within 10–15 days.

- It is mandatory to register all power of attorney documents through NADRA biometric verification, especially for overseas clients.
