DHA Lahore Property Transfer Procedure – Seller Abroad (Overseas Pakistani)
If you’re a seller residing abroad and want to sell your plot or house in DHA Lahore, you do not need to travel to Pakistan personally. You can transfer your property legally by appointing someone in Pakistan through a Special Power of Attorney (SPA).
✅
Step-by-Step Process for Overseas Seller
🧾 1.
Draft a Special Power of Attorney (SPA)
- Prepare a Special Power of Attorney document authorizing someone (family member, friend, or agent) in Pakistan to sell your property.
- Clearly mention:
- Your full name, CNIC/NICOP, passport details
- Property details (Plot No., Phase, Block, Size)
- Name and CNIC of the authorized person
- Specific authority to sell, sign, and transfer the property
📌 Use DHA’s official SPA format or get one from a real estate legal expert.
✍️ 2.
Attestation by Pakistan Embassy/Consulate
- The SPA must be:
- Notarized by a local notary public (in your current country)
- Attested by the Pakistani Embassy or Consulate
📌 This proves the document is valid and legally recognized in Pakistan.
📩 3.
Courier the Attested SPA to Pakistan
- Send the original attested SPA by courier (DHL/TCS/FedEx) to your appointed representative in Pakistan.
- Also include:
- Your NICOP copy
- Passport copy
- Two passport-size photos
- Signed copies of any title/allotment letters (if required)
🏛️ 4.
Verify SPA from MOFA (Ministry of Foreign Affairs), Pakistan
- Once received in Pakistan, your representative must visit Ministry of Foreign Affairs (MOFA) in Islamabad, Lahore, or Karachi to verify the SPA.
📌 MOFA attestation is mandatory for DHA to accept the SPA.
📝 5.
Apply for NDC (No Demand Certificate)
- Your representative applies for No Demand Certificate (NDC) at DHA Transfer Office using the SPA.
- DHA verifies property dues, clearance, and ownership.
💰 6.
Pay Transfer Fees & Taxes
Your representative or buyer pays:
- DHA Transfer Fee
- Government taxes (Stamp Duty, CVT, Advance Tax)
- Any pending dues
📌 All payments are made through DHA-designated banks.
🏢 7.
Attend Transfer Appointment at DHA Office
- The authorized representative attends the transfer meeting on your behalf.
- Buyer and representative both give biometric verification.
- DHA approves and processes the transfer.
📄 8.
Buyer Receives Transfer Letter
- Within 7–15 working days, DHA issues a new transfer letter in the buyer’s name.
- Transfer is complete.
