1. Submission of Forwarding Letter
The process begins with submitting a forwarding letter, duly signed or thumb-impressed by the legal heirs, providing details of the property and ownership.
2. Original Property Documents
The original Allocation/Intimation/Allotment/Transfer Letter of the deceased owner must be surrendered to DHA for cancellation so that a new letter can be issued in the name of legal heirs.
3. Court Decree or Succession Certificate
Legal heirs must submit certified copies of a Civil Court Decree or a Succession Certificate issued by NADRA, confirming the legal heirs of the deceased.
4. Affidavit by Legal Heirs
An affidavit on Rs.100 E-Stamp Paper, duly attested by an Oath Commissioner, confirming the total number of legal heirs, is mandatory.
5. Death Certificate
An attested death certificate of the deceased property owner is required, verified by a Gazetted Class-1 Officer.
6. CNIC & Photographs of Legal Heirs
Attested photocopies of CNICs and passport-size photographs (blue background) of all legal heirs must be submitted.
7. Public Notice in Newspapers
An advertisement announcing the death of the property owner must be published in two national newspapers (one in Urdu & one in English) along with the deceased’s photograph. (DHA employees are exempted from this requirement.)
8. Registration & Processing Fees
Legal heirs are required to submit the Registration Form (jointly) along with paid challans for registration fee, transfer fee, and legal processing fee.
9. Surrender Affidavit (If Applicable)
If any heir wishes to surrender their inheritance share, a Surrender Affidavit must be submitted, duly attested by an Oath Commissioner or concerned Pakistani Embassy (in case of heirs residing abroad).
Important Notes for Legal Heirs
- Original CNICs must be presented by the legal heirs at the time of document submission.
- Minors are not required to be present for the collection of legal heirs’ letters.
- For constructed properties, the legal heirs must also complete mutation in the Cantonment Board before receiving the original transfer letter.
- In cases where heirs are residing abroad, they can authorize another legal heir to collect the documents through a duly attested authority letter from the Pakistani Embassy or a notarized document.
